November 2025 – IDEACT advises somnOO and 123 Investment Managers on the majority acquisition of four hotels by somnOO (purchase of 123 Investment Managers’ shares)

IDEACT acted as legal counsel to somnOO and 123 Investment Managers in connection with the completion of somnOO’s acquisition of the stakes held by 123 Investment Managers in four hotel properties previously held as co-investments. The transaction, finalized on 20 November 2025, allows somnOO — already an operator of hotels — to strengthen its position as an owner-operator by becoming the majority owner of both the real estate and operations.

The four hotels added to somnOO’s majority-owned portfolio are:

• Ibis Budget Arles Palais des Congrès (2?) – 64 rooms
• Ibis Styles Arles Palais des Congrès (3?) – 80 rooms
• Hôtel de l’Univers Arras (4?) – 37 rooms
• Kyriad Grenoble Centre (3?) – 56 rooms
